A more significant driver, however, is the recent introduction of the 5% deposit scheme by the Australian Government on the 1st October 2025. This initiative allows eligible first-home buyers to purchase a home with as little as a 5% deposit, helping Tasmanians own their first property sooner.

As a result of the deposit scheme, interest from first-home buyers has surged, contributing to busy markets. With increased demand comes increased competition, and mortgage brokers are getting booked out fast.
